The Goodwin reopened last year with a remodeling that somehow manages to honor the grand and classic legacy of the 1881 building while simultaneously being new and hip. Porrón & Piña, the recently opened restaurant and bar within the hotel from chef Tyler Anderson, completes the winning equation.
Top Chef Season 15 alum — sorry, bear! — Tyler Anderson recently made an exciting announcement. (No, he isn’t opening a restaurant called The Bear Den. Though that’s not a bad idea.) Anderson and his team are actually venturing into the hotel scene, taking over food and beverage at the Goodwin Hotel in Hartford, Connecticut. Included in the takeover? Rebranding the Goodwin’s restaurant and bar to Porrón & Piña.
The James Beard Award nominee and former cheftestant said in a press release he shared with The Feast that “it’s not easy” to find the perfect executive chef with “the skills needed to deliver the level of quality we intend on having for the restaurant,” but chef Chris Bateman fits the bill.On the menu spearheaded by Bateman, guests can expect to find Spanish-influenced tapas made with New England ingredients. A charcuterie-packed “ham bar” and 60 wine options will also be featured.
Artisanal coffee shop by day and swanky cocktail bar by night, Bar Piña will be what Anderson is calling a “multifaceted operation.” The morning menu will consist of your typical coffee bar fare including freshly made juices, doughnuts, and breakfast sandwiches.
The evening menu, on the other hand, will be all about elevated cocktails crafted by Tim Cabrel with a unique twist: Vermouth made in-house.”This is a real opportunity for us to help further put the Connecticut dining scene on the map,” Anderson said. When The Goodwin reopens next week to again welcome hotel guests, the ornate terra cotta facade will remain unchanged, but inside it will be tough to find any sign of the hotel that has been closed since late 2008.
“When I see the facade of this building and what I would expect to see inside, there was a complete disconnect,” Carolyn Maples, a hotel interior designer on the renovation project, said of the hotel’s previous design. “It was dark, dreary when you first came in.”
The renovated 124-room hotel will open for its debut on May 2, and its owners hope it will become a place to see and be seen, particularly the new bar located in space at the corner of Asylum and Haynes streets.
The developers, Randy Salvatore, founder and owner of Stamford-based RMS and his partner, Charles Mallory, chief executive of Greenwich Hospitality, purchased the hotel last year for $5 million — separating its ownership from the adjoining Goodwin Square office tower.
On Monday, during a tour of renovations, Salvatore declined to say how much the partners invested in the renovations. But combined with the acquisition, Salvatore said the price tag was over $10 million.
The Goodwin is the first project for Salvatore and Mallory in Hartford, after partnerships on hotel developments in Fairfield County. Mallory is a partner in the Delamar hotel under construction in West Hartford.
The renovation pays homage to the building’s Victorian-era facade, the only portion remaining of an earlier building that once stood on the same corner.
Gone is the dark wood and brass from the old hotel. Instead, there are spaces and furniture in white, gray and black with a pop of the hotel’s signature blue, a shade or two lighter than the Colt dome.
“So one of the big things we wanted to do was revive architectural integrity and add a bit of brightness and infuse this with a modern twist,” Maples said.
There’s a black marble reception desk that would have been in hotels in the early 1900s. Victorian-era designs adorn bathroom floor tiles. Textured paper on guest room ceilings resemble embossed tin. But those touches are combined with modern lighting and art — some resembling ink blots — to project the contemporary, New York style and feel that will be key to differentiating itself from competitors.
A Struggling Hotel Market
Salvatore said the move into downtown Hartford certainly carries a risk, but he said he believes the city is ready for a hotel like The Goodwin.
As an outsider to Hartford, Salvatore said he sees plenty of potential for a city that has added hundreds of apartments in recent years and will soon see the opening of the University of Connecticut’s new campus at Front Street. And, the city’s new minor league ballpark just opened a couple of weeks ago. Commuter rail linking Hartford to New Haven is expected to begin service next year.
“You just walk around the streets, and you see how much activity there is during the day, maybe not as much at night,” Salvatore said. “But that will come. The trends are all going in the right direction.”
Not all the rooms will be ready by May 2, Salvatore said, but all spaces — including about 6,000 square feet of meeting and conference space — will be ready within three weeks of opening.
Downtown Hartford’s hotel market has struggled since the recession but has made some modest strides in recent years.
According to STR, which tracks hotel occupancy around the country, downtown Hartford hotel occupancy rose from 54 percent in 2012 to 58 percent in 2016. Those levels are still well below the 70 percent occupancy considered healthy for the Hartford market.
As a boutique hotel, Salvatore said The Goodwin will be able to tap into what he considers strong, weekday business travel bookings, especially being connected to Goodwin Square. The Goodwin will have an advantage differentiating itself from branded hotels in the city, such as the Hilton and Marriott, he said.
The weakness in the market comes on the weekends and in leisure travel, but The Goodwin will seek to carve out a niche here as well, Salvatore said.
“So this could attract weekend guests that just want a little urban feel, go to the theater and stay overnight,” Salvatore said.
Salvatore declined to discuss room pricing but said The Goodwin’s rates will be competitive with other downtown hotels. An online check of the Marriott near the convention center showed no availability on May 2, but on the following Saturday, May 6, there were rooms with a king bed for $169 to $179 a night.
On Monday, May 8, the rate at the Marriott was $389 for a room with a double bed.
A Prominent Corner of Hartford
In addition to the hotel, The Goodwin hopes to cultivate a reputation as a local gathering place.
A new restaurant — Harlan Brasserie — with a French-American menu will occupy much of the ground floor. The restaurant and a bar will be run by the owners of two Fairfield County restaurants, one a former chef at Manhattan’s famed Tribeca Grill.
Managing partner Stephen Lewandowski, the former Tribecca Grill chef, resists the label of “upscale” because Harlan Brasserie won’t be the kind of place that requires getting dressed up. And, the restaurant has decided to offer a children’s menu, reversing an earlier decision.
“We want to be intriguing, not intimidating,” Lewandowski said.
On the dinner menu, soups and salads range from $11 for a French onion soup gratinee to $14 for baby beer, arugula and goat cheese salad. The entree menu includes Parisian gnocchi for $23, grilled Long Island duck for $29 and herb crusted rack of lamb for $39.
The renovations have flipped the locations of the restaurant and the bar, named Side Bar, to locate the bar directly at corner of Asylum and Haynes.
“We’d love to have this be the central gathering place for Hartford,” Salvatore said. “It’s on a corner, a prominent corner, so after work you can come here for a drink, have a bite to eat, then maybe you go over to the restaurant for a meal.”
HARTFORD — The purchase of downtown’s long-shuttered Goodwin Hotel closed Wednesday, its new owners paying $5 million for the 124-room hotel and sticking to plans to reopen it by the end of the year.
“We’re hoping to do something that’s world class and be contemporary in feel and respond to young people who want to visit and live and work in downtown,” said Charles Mallory, chief executive of Greenwich Hospitality Group, a partner in the hotel purchase.
The partners plan to build on the Goodwin’s history as a boutique hotel but bring a New York style to interior renovations. Greenwich Hospitality, partnering with RMS Cos., doesn’t plan to change the historic terra cotta facade, saved from an earlier building that once stood on the corner of Asylum and Haynes streets.
The sale of the hotel was confirmed a month ago by both sides in the deal.
The partners who are purchasing the Goodwin are both based in Fairfield County. RMS has collaborated with Greenwich Hospitality on Hotel Zero Degrees projects in Stamford and Norwalk. They are now building a third hotel, in Danbury, expected to open in late summer or early fall.
Greenwich Hospitality already is active in Greater Hartford, as a partner in the development of a Delamar hotel in West Hartford.
On Wednesday, Mallory declined to estimate the cost of renovations but described the scope of the work as “substantial.” For the most part, the guest rooms will remain configured as they now are, but bathrooms, for example, will undergo a complete makeover.
A name for the renovated hotel has not yet been selected, Mallory said.
A key to reopening the building, Mallory said, will be creating a lively, energetic restaurant and lounge on the street level.
“We have to create a food and beverage product on the ground floor that engages people,” Mallory said.
Randy Salvatore, founder and owner of Stamford-based RMS, said the partners are in “serious talks” with a couple of restaurants, but he declined to name them.
Salvatore said the renovation plans will be completed in the next two months or so.
Mallory said it is likely the hotel entrance will be moved to Haynes Street, the former entrance to Pierpont’s restaurant and the America’s Cup Lounge.
The hotel, part of Goodwin Square and joined by an atrium to a 30-story office tower, has been closed since 2008. Former owner Northland Investment Corp., which bought the complex in 2005 for $41 million, lost Goodwin Square in a foreclosure in 2012. The sale now splits the ownership of the complex, completed in 1989 at a cost of $94 million.
Goodwin Square was purchased in an auction last year for $17.6 million by partnership that includes Brian Kohn, an entrepreneur who has worked in real estate and technology companies.
“We set out a master plan from day one that No. 1 on the lsit was selling the hotel to the right operator,” Kohn said Wednesday. “We’re literally connected at the hip. It’s important to have a good owner next door.”
Kohn partnered with his brother, Steve, an executive at New York real estate services firm Cushman & Wakefield, along with Westport Capital Partners on the Goodwin Square purchase. They will now focus on renovations to the office tower and atrium, Kohn said.
RMS and Greenwich Hospitality Group reportedly are acquiring the former Goodwin Hotel property in downtown Hartford, with plans to reopen the 124-room hotel.
The deal is slated to close March 15, according to the Hartford Courant, with the purchase price not immediately available.

HARTFORD — Downtown’s Goodwin Hotel, closed since 2008, could begin welcoming guests again by the end of this year, under a deal that separates the ownership of the hotel and the adjoining office tower.
The partners that purchased the Goodwin Square office-and-hotel complex last year confirmed Tuesday that they have reached an agreement to sell the 124-room hotel to a partnership of RMS Cos. and Greenwich Hospitality Group, both based in Fairfield County.
“We wanted to concentrate on office and bring in a hotel group that really knew hotels,” Brian Kohn, a partner in last year’s Goodwin Square purchase, said.
The sale of the hotel, which is joined by an atrium to the 30-story office tower, is scheduled to close March 15. Neither side would disclose the purchase price Tuesday.
Randy Salvatore, founder and owner of Stamford-based RMS, said he and his partner, Charles Mallory, chief executive of Greenwich Hospitality, plan to build on the Goodwin’s history as a boutique hotel but bring a New York, contemporary style to interior renovations. Greenwich Firm May Run Revived Goodwin Hotel
“It will feel like a new hotel,” Salvatore said. “The decor will have a modern twist. It won’t be a cookie-cutter hotel.”
Mallory said the contemporary designs are intended to attract millenials and other younger guests. RMS and Greenwich Hospitality have partnered on three hotels in Fairfield County, all branded “Hotel Zero Degrees,” and marketed with a similiar demographic in mind, Mallory said.
What the Goodwin will be named still hasn’t been decided, Salvatore said.
Salvatore and Mallory said they also plan to reopen the hotel’s restaurant — formerly Pierpont’s and the America’s Cup lounge — which also will be priced to attract a “younger crowd.”
Goodwin Square Owner In Talks To Reopen Downtown Hartford Hotel
For as much that is planned inside, the historic terra-cotta facade will remain virtually untouched, Mallory said.
“The exterior can’t be touched and for good reason,” Mallory said. “It’s a magnificent architectural statement, and we’re very happy to bring that back to life, which will be a very good thing for the city.”
Mallory said the facade — all that remains of an 1889 apartment building that once stood on the site — doesn’t necessarily clash with their goal of attracting younger guests.
“It wouldn’t be the first time a building with an old facade will get a face-lift on the inside,” Mallory said.
Kohn said Goodwin Square’s owners have won approval from the city’s historic preservation commission to make improvements to entrances to the building, at the corner of Asylum and Haynes streets. It is likely the hotel’s entrance will move to Haynes Street, Kohn said.
The city’s hotel market has struggled since the last recession, but the Goodwin would reopen at a time when the market is showing some modest improvement. According to STR, which tracks hotel occupancy around the country, downtown Hartford’s occupancy through October 2015 was 60.8 percent, compared with 56.4 percent for the same 10 months in 2014.
In addition to the Goodwin, there are other hotel proposals in the downtown area. They include a 170-room Hard Rock hotel in Downtown North, targeted for a 2018 opening; a re-opening of the former 96-room Holiday Inn Express on Asylum Street later this year under a new name; and the possible construction of an 81-room Candlewood Suites on Market Street.
As a boutique, “we will be able to differentiate ourselves from other market offerings,” Salvatore said. “Hartford has a lot of potential going forward, and we think we can fill a niche there.”
Greenwich Hospitality’s possible involvement with a reopening of the Goodwin surfaced last month during a commercial real estate conference in the city. Greenwich Hospitality already is active in Greater Hartford with The Matos Group, based in East Hartford, on the development of a Delamar hotel in West Hartford, now under construction.
RMS has collaborated with Greenwich Hospitality on Hotel Zero Degrees in Stamford and Norwalk. They are now building a third hotel, in Danbury, expected to open in late summer or early fall.
RMS also is active in apartment construction in New Haven and Stamford, Salvatore said.
Kohn, an entrepreneur who has worked in real estate and technology companies, partnered with his brother, Steve, an executive at New York real estate services firm Cushman & Wakefield, along with Westport Capital Partners, to buy Goodwin Square for $17.6 million in an online auction in June.
Brian Kohn confirmed plans last fall to reopen the hotel. Kohn said Tuesday that the partners drew interest from nearly two dozen potential operators, with seven to 10 making serious proposals. The partners were attracted to the strong Connecticut roots of both RMS and Greenwich Hospitality and their track record in the hospitality industry, Kohn said.
Kohn said the refurbishing of the hotel — shuttered by former owner Northland Investment Corp., which later lost Goodwin Square in a foreclosure — would be paired with renovations on the office tower, which are underway. The improvements include a gym, new rest rooms, conference space, an updated atrium and plans to light the top of building, intended to mimic the architecture of the nearby Travelers Tower.
A juice bar is leasing one of the long-vacant retail spaces along Asylum Street, Kohn said.
The improvements in the office tower represent a “multimillion-dollar” investment, he said.
“We see Goodwin Square as being a premiere office building in Hartford,” Kohn said. “No other office building downtown has a hotel.”
